We document the membrane field and seams, every flashing and penetration, drains and scuppers, rooftop equipment, and the parapet and masonry around the perimeter - so you see exactly what we see, with none of the vague roof-is-aging language.
Most commercial roofs should be inspected twice a year, in spring and fall, plus after any major storm. Finding a lifted seam in April is a service call. Finding it in January is a flooded interior.
